What are the codes to the tennis and basketball court gates?
You can also contact any HOA Director or Officer in case of any issue with current gate codes (Basketball: c147z and Tennis: 4 and 5 together, release, then 1). The gate codes are published twice per year in the semi-annual newsletter cutout.
What can be done about door to door salespeople in our neighborhood?
Unfortunately, we have County roads throughout our neighborhood. That means we can’t prevent people from entering our neighborhood and knocking on your door. That being said, you can put a “No Soliciting” sign up on your front door or near the front of your house to warn that there’s no money to be made at your residence. This doesn’t always prevent a door knock, but does reduce the number of random salespeople you will receive. If one does knock anyway, simply point out the signage and inform them that you simply don’t purchase from door knocks. They’ll get the message and typically not return.
What can be done about people speeding through our community?
Speeding is always an issue, especially on Monroe and Red River where we have good straight stretches of road. The County can conduct a speed survey, to determine if traffic calming measures, such as speed bumps, should be installed. I encourage you to follow that link and read about it. This has been done in the past, and nothing has happened due to a lack of support for the traffic calming measure approved. The HOA can submit a request without a petition from homeowners, or homeowners can put together a petition to the County. Due to the outcome of past requests, the HOA maintains a policy that we must have several complaints from different homeowners along the stretch of road before we will submit on behalf of the community, since failure to follow through with County recommendations, or failure to have enough traffic to warrant measures, can have negative consequences with the County
How much is a resale package, and when should I get one?
We have a whole page on Resale Packages. The costs depend on what kind of turnaround time you need for the package. The state of Maryland requires you to provide a resale package to a potential buyer of your property at, before, or within twenty days of entering into a contract of sale, if that property is governed by an HOA. Failure to provide the package in an appropriate time can have legal consequences for the sale of your home.
When is trash picked up in the community?
Unfortunately, Carroll County doesn’t provide trash pickup service in our community. Rather, every homeowner is required to obtain a contract with a trash service to pick up from their home. The HOA doesn’t maintain a community wide contract that homeowners can use, nor do we provide bulk trash services. If someone illegally dumps trash on your property, unfortunately, the responsibility to clean up the trash is now on you, even if your trash company won’t take it. The HOA strongly encourages you to contact the Carroll County Sheriff’s office if you feel that any trash dumped on your property warrants it. Some of the companies used by our residents are American Disposal Systems, Area Refuse, 777 Sanitation,and Republic Services
Can we do something about motorhomes and trailers?
In the Declaration of Covenants, Conditions and Restrictions, Article VII, Section 16 (Motor Vehicles), it outlines what types of vehicles homeowners are allowed to keep on their lot. RVs, campers, and trailers are allowed to be parked on the homeowner’s lot, as long as it isn’t commercially owned. We also cannot prevent a homeowner from parking such vehicles on the street, since we have County roads, and therefore, no ability to restrict what gets parked there.
